O-T-H's 10.5x11' metal cottage with galvanized metal framing O-T-H's proprietary approx. 1/2 foot tall metal stilts frame foundation deck (alleviates the need to pour a concrete foundation) and metal siding and roof delivered to your build site with thorough instructions for straightforward do-it-yourself assembly (*since each kit is delivered pre-cut and pre-punched bolt holes, with two people the 10.5x11' shell can be completed over a weekend; two people make it easy, they can be assembled solo, but at least two people make it a lot easier)
Color Options:
Optional full-size or queen bed loft with ladder (so full-size couch fits under loft against the back wall)
Optional interior finishing with R10 insulation in walls and ceiling, and tongue & groove walls & ceiling and flooring and woodstove (buyer's options)

What you need:

13x17 graded pad prepped with at least 2" 3/4 minus rock (makes leveling each block a lot easier plus provides drainage)

16"x16" concrete pavers from your local hardware store (too heavy to ship)

If you opt to plywood sheet the roof instead of just self-tap screws the 3' metal roof sheets directly to the metal frame (less loud when it rains with plywood layer than 3' metal sheets screwed directly into roof beams) then you'll have to buy the plywood from your local hardware store

Also purchase the standard 72"x80" front slider from your local hardware store (approximately $500; can't be shipped 'freight' with the tinyhome pieces the glass is prone to crack if freight shipped)

Three 2x4x8 lumber from your hardware store to frame out the front slider before installing the slider (much easier to install slider into wood frame than directly into metal beams, slider cut-out rough opening is an extra 1.5" all around to account for 2x4 framing; two additional 2x4x6 if you add optional side window)

Tools: two ladders and socket wrench and impact drill to assemble metal framing and install all siding sheets (more tools details provided in the instructions manual, all assembly bolts and siding self-tapping included)

Front slider / window waterproof perimeter flashing tar tape from your local hardware

The 6 foot ladder from local hardware if you select one of the two bed loft options

A forklist is handy to unload the stacked pieces when delivered to your job-site on the flatbed, but if don't have a forklift available then you'll have to unload by hand (at least two people to unload as you can't count on all freight drivers to help unload)
(Note: A third option for a foundation in lieu of traditional concrete slab foundation, would be to use these new 2 foot 'Earth Screws' and O-T-H can customize 4" galivanized beams similar to foundation deck beams above to fit across in the ground screws top brackets, but forewarning 'DIY' these ground screws usually takes a lot of elbow grease depending on the soil type, but first using a ground 'digging' pry bar like this to break up the soil can help)
