Features:
-
O-T-H's 10.5x11' (116 FT2) metal cottage with galvanized metal framing and metal siding and roof delivered to your build site with thorough instructions for straightforward do-it-yourself assembly (*two people make it easy, they can be assembled solo, but at least two people make it a lot easier; *or hire a local contractor or 'handy-person' with good reviews - they'll definitely be able to assemble for you)
-
Waterproof in the rain and thick galvanized metal framing is so strong, if you live in a snow region, the structure is rated to handle roof snow load (exceeds any code strength requirements even though shouldn't require permitting)
-
Spend your money on a tinyhome that will out-last you/ us.. keep it in the family and great grandkids will be able to use it in your honor
Color Options:

Optional full-size or queen bed loft with ladder (so full-size couch fits under loft against the back wall)

Optional interior finishing with R10 insulation in walls and ceiling, and tongue & groove walls & ceiling and flooring and woodstove (buyer's options)

What you get:
-
All iCANbin metal framing and walls/roof siding, pre-cut and pre-drilled ready to assemble a complete kit 'shell'
-
All iCANbin include NEMA 5-15, 15 Amp 125V AC Shore Power Inlet Port with Integrated Dual 18" Extension Cord (otherwise if hardwired may require a building inspection *check your local building code, but never an inspection for extension cord-connected power)
-
32"x22" side window and 1'x1' wood stove wall flashing for buyer to install if you choose those add-ons
-
Detailed instructions and all assembly bolts and sheets self-tapping screws included

What you need:
-
Your own (minimum) 4-inch thick 10'6" x 15' concrete slab (5” slab is recommended, less likelihood of cracks later) in compliance with 2021 International Residential Code (IRC) = minimum 10-mil vapor barrier under concrete slabs (this helps protect against moisture-related issues like mold, mildew, and flooring failures) + if slab is below grade, a 4-inch thick base course (either clean graded sand, gravel, crushed stone, or combo) is required + slab steel rebar or wire mesh reinforcement for added strength (watch this video for good example of steel reinforced slab). See this video of a good example of a slab made correctly that will last
-
If you opt to plywood sheet the roof instead of just self-tap screws the 3' metal roof sheets directly to the metal frame (less loud when it rains with plywood layer than 3' metal sheets screwed directly into roof beams) then you'll have to buy the plywood from your local hardware store
-
LVT flooring over the concrete slab 'subfloor'
-
Also purchase the standard 72"x80" front slider from your local hardware store (approximately $500; can't be shipped 'freight' with the tinyhome pieces the glass is prone to crack if freight shipped)
-
Three 2x4x8 lumber from your hardware store to frame out the front slider before installing the slider (much easier to install slider into wood frame than directly into metal beams, slider cut-out rough opening is an extra 1.5" all around to account for 2x4 framing; two additional 2x4x6 if you add optional side window)
-
Tools: two ladders and socket wrench and impact drill to assemble metal framing and install all siding sheets; masonry drill bit to connect four corners braces from the slab to the metal beams four corners (more tools details provided in the instructions manual, all assembly bolts and siding self-tapping included)
-
Front slider / window waterproof perimeter flashing tar tape from your local hardware
-
The 6 foot ladder from local hardware if you select one of the two bed loft options
-
A forklist is handy to unload the stacked pieces when delivered to your job-site on the flatbed, but if don't have a forklift available then you'll have to unload by hand (at least two people to unload as you can't count on all freight drivers to help unload)
